Storage Shed Rules

A small accessory structure used for storage, tools or equipment, typically without permanent utilities.

What typically applies

These are patterns seen across many US jurisdictions. They are not the rule at your address, because zoning is adopted locally.

• Small sheds under a threshold such as 120 or 200 square feet are often exempt from a building permit.
• Exemptions usually still require the structure to meet setback, height and placement rules.
• Height caps for accessory structures commonly fall between 10 and 15 feet.
• Anchoring to a permanent foundation, or adding power and plumbing, often ends the exemption.

What most often changes the answer locally

• Floor area, wall height and whether a loft or mezzanine is included.
• Distance from rear and side property lines and from the primary dwelling.
• Whether the shed is pre-fabricated, permanent, or on a temporary foundation.
• Total lot coverage once the shed is added.
• Whether the parcel has easements, drainage courses or utility corridors.
